nominated account on the 1st and 15th of each month. Your Bank will thank you
for it. Marketing – Property For Rent Your vacant property is marketed by our own website, Trademe, local newspapers and also Property For Rent Reports which are distributed at Open to View times as well as email. The most valuable advertisement however, is word of mouth. I have extensive contacts within the Southland community and relevant larger employers who source quality rental accommodation for employees. Open to view schedules are available from your property manager and also while prospective Tenants view properties. This is where our screening process begins. Application
forms and credit check permission signatures are collected at this junction.
Processing of an application could be completed on the spot should the situation
call for it – minimum fuss and disruption. A maximum of 4 weeks rent is collected on your behalf as bond prior to activation of any tenancy on your behalf. (We recommend 3 weeks). This bond is held by the Department of Building & Housing for the duration of the tenancy. To release the bond to the vacating tenant they must first ensure all rent is paid in full as at vacate date and they are required to present the property at the final inspection in accordance with our “Vacate Property Policy”. Any discrepancies in cleaning / presentation may be rectified by the tenant within 48 hours or alternatively Xpress Property Rentals or the Investor / Landlord and costs are recovered directly from the bond held.
All rent is paid electronically by automatic payment to our bank account. We
have a zero tolerance policy to rent arrears. Should this occur, we communicate
the lapse with an e-txt followed by a phone call. Should there be no
communication from the Tenant within 24 hours, a 14 day letter to rectify is
placed either: 1/ In the tenants’ hand 2/ In the mail box 3/ Attach to the main
door. Should there be no communication on day 3, the appropriate application is
made to Mediation or Tribunal for settlement. Xpress Property Rentals shall refer to the market rent schedule available from
Department Of Building & Housing to ensure you are receiving the best possible
